Course Description:

Our panel of experts will provider a refresher on the basics involved in 1031 tax free exchanges. and the  practical considerations and applications involved in such transactions before getting into more complex issues such as:

  •  Allocation of transaction costs versus operating costs
  •  Distinguishing between property held for investment and property held as stock-in- trade
  • Strategies for separating real estate investment functions from real estate development functions
  • Avoiding unwanted tax partnership status
  • Related party issues
  • Safe harbor construction exchanges vs Non-safe harbor construction exchanges
  • Drop and Swap
  • Presidential declared disasters
  • Accounting for basis in replacement properties
  • Cost segregation
  • Dealing with properties under water.
