Our panel of experts will provider a refresher on the basics involved in 1031 tax free exchanges. and the practical considerations and applications involved in such transactions before getting into more complex issues such as:
- Allocation of transaction costs versus operating costs
- Distinguishing between property held for investment and property held as stock-in- trade
- Strategies for separating real estate investment functions from real estate development functions
- Avoiding unwanted tax partnership status
- Related party issues
- Safe harbor construction exchanges vs Non-safe harbor construction exchanges
- Drop and Swap
- Presidential declared disasters
- Accounting for basis in replacement properties
- Cost segregation
- Dealing with properties under water.
